Your contract will be a Assured Shorthold Tenancy for a fixed term of either 6 or 12 months with a break clause* at 6 months. At the end of your fixed term you can leave the property or agree a new fixed term. *A break clause means any time after the first 6 months either party can server the other two months’ notice on their rent due date to end the tenancy agreement. If you do not require a break clause this will need to be put in special requests and is subject to the Landlords approval.

Property – The property is taken as seen, any improvements or requests required must be submitted with this offer and are subject to the Landlords approval.
Appliances – Brink Riley Properties will complete visual checks on all appliance but will not use them prior to your move in. Therefore we cannot be responsible for any issues not reported from the previous tenant. References/Identification – Once your offer has been accepted, we will take up references with an independent referencing agency, Rent4sure. These references will be passed to the Landlord so that they can make a decision on granting the tenancy. Before the tenancy can proceed, we must be in receipt of satisfactory Tenant references to include guarantor references, where applicable. We must also be provided with Student ID, Council Tax exempt letter and proof of residency or right to study in the UK.
Refund of Holding Deposit – The Holding Deposit will only be refunded if the Landlord opts not to accept your offer of tenancy, or if the tenancy proceeds and you wish not to use it towards your move in monies. It will NOT be refunded if you withdraw your offer or fail the reference checks.
Data Protection – Your agreement to these terms gives us permission to pass your personal information to third party partners e.g. Suppliers, Right to Rent and identity checks.
Term – The standard term for a tenancy is a minimum of 12 months with no break clause. This will be applied unless stated otherwise in your condition of offer. You maybe be offered to option to renew your Tenancy for further term, subject to the Landlords approval.
Insurance – It is strongly recommended that you take out Contents Insurance, which covers your belongings and includes protection for the Landlord’s fixtures and fittings throughout the tenancy.
Deposit – The Deposit will be in held in accordance with the terms and conditions and where applicable will be in held in the Tenancy Deposit Scheme on the Landlords behalf.
Payment of Rent – The first instalment must be paid in cleared funds before you can take up occupation. Thereafter, rent is payable by pre authorised card payments or bank transfer to arrive on the due date as stated in the Tenancy Agreement.
Utilities – You acknowledge that we will use your name, address and contract details for the purposes of notifying your council tax, water and energy suppliers at the property and for the purposes of setting up your accounts with them. We will pass these details to OVO Energy Limited who performs these services on our behalf via the Tili platform.
